Tenants, landlords and leases
Who rents what, for how much, from when - the basis of indexation and reminders.
Tenants and landlords
Tenants and landlords are kept once and linked to as many leases as needed. A property can have several landlords (joint owners); a lease can have several tenants, one of them the primary contact.
Creating a lease
On the property, open the Leases tab and add a lease. What matters most for the calculations:
- the signature date, which decides the base index;
- the start date, which decides the anniversary on which the rent can be indexed;
- the rent in the contract and the charges (charges are never indexed);
- whether indexation is allowed - switch it off for leases that exclude it.
Ending a lease
A fixed-term lease with an end date produces a reminder a few months before it ends. When a tenant leaves, end the lease: its history, documents and indexations stay available.
