Worked example
A lease signed on 10/12/2023 and in force from 01/01/2024, with a rent of €800.00. On 01/01/2026, the indexed rent is €818.68: €800.00 × 122.7 ÷ 119.9.
The rules in Germany
- When
- Only with an Indexmiete clause. The rent stays unchanged for at least a year; written notice, effective from the start of the second following month.
- Index
- Consumer price index (VPI, Destatis), published monthly.
- Calculation
- Current rent × current VPI ÷ VPI at the last adjustment.
- Limits
- Staffelmiete and increases towards the local reference rent (Mietspiegel) are other mechanisms, not calculated.
