Worked example
A lease signed on 10/12/2023 and in force from 01/01/2024, with a rent of €800.00. On 01/01/2026, the indexed rent is €850.66: €800.00 × 136.69 ÷ 128.55.
The rules in Belgium
- When
- Once a year, on the anniversary of the written lease's entry into force. The landlord can claim at most 3 months back.
- Index
- Health index (Statbel), published monthly.
- Calculation
- Lease rent × index of the month before the anniversary ÷ base index (month before signature). Always from the lease rent: no snowball effect.
- Limits
- Charges are never indexed.
- Wallonia: a modulation by EPC (PEB) rating applies whenever a decree provides for it (configured by StoffRent).
- Brussels: for a lease in force before 14 October 2022 and an EPC (PEB) of E, F or G, the indexed rent is multiplied by a correction factor (official table, by anniversary month). Without a valid certificate, no indexation.
- Flanders: for a lease in force before 1 October 2022 and an EPC of D, E, F (or none), the indexed rent is multiplied by a correction factor (official table, by anniversary month).
