Rent indexation in Flanders
In Flanders, a rent is indexed once a year, on the anniversary of the lease's entry into force, with the health index. For a lease in force before 1 October 2022 and a dwelling rated EPC D, E, F or without an EPC, the indexed rent is multiplied by a correction factor.

How does the correction factor work in Flanders?
The standard formula (base rent × new index ÷ starting index) is multiplied by a factor set by decree for each anniversary month and EPC label. Official example: €600 × 132.96 ÷ 108.98 = €732.02, × 0.945356473 (November, EPC D) = €692.02.
What if the dwelling has no EPC?
A dwelling without an EPC, or with an expired one, is treated as label E or F: the strictest factor applies.
When does the correction factor stop?
As soon as the dwelling gets an EPC of A+, A, B or C, or when a new lease starts. A lease in force since 1 October 2022 is indexed normally.
